Cooling tower maintenance

A cooling tower is part of a connected equipment system. We plan its maintenance around the water circuit, chiller and operating windows to coordinate tasks and record component condition.

Cooling tower maintenance

Inspection, cleaning and follow-up

The initial survey records configuration, access, condition and previous interventions. It identifies the components covered and the tasks requiring a coordinated system shutdown.

The plan connects cleaning, mechanical inspection and water monitoring. Specific procedures and any treatment are determined by the installation and the relevant technical assessment.

  • Condition of basins, water distribution and accessible components.
  • Inspection of fans, drives and controls included in the scope.
  • Scheduling of cleaning and removal of accumulated deposits.
  • Recording observations and coordinating with the cooling circuit.

Coordinate with chillers and water circuits

Before taking a tower offline, identify the equipment that depends on it and the alternatives available to the building. Where there are several cells, their availability and operating sequence must be part of the plan.

Management needs to know the expected duration, access restrictions and conditions for returning the system to service. These decisions help prevent planned work from becoming an unexpected interruption.

Keep records that can be compared between visits

Photographs of inspected points, observations and completed tasks make it possible to track the tower’s condition. A report that only states “maintenance completed” does not help determine whether a component needs further work.

The history also distinguishes recurring tasks from individual repairs. Recommendations are prioritized by impact and presented with enough scope detail to evaluate commissioning the work.

Prepare for the site assessment

Provide the number of towers or cells, their location, the equipment they serve, plant room access and permitted working hours. Share drawings, manuals and previous maintenance or water reports if available.

Frequently asked questions

Does tower cleaning replace water monitoring?

These address different aspects of the system. The plan must define cleaning, inspections and water assessment according to the installation; completing one task does not establish that the others have been addressed.

Can work be carried out while the system is operating?

That depends on the task, system design and available operating alternatives. Working conditions are determined during the assessment; not every task can be assumed possible without stopping equipment.

Can the tower and chiller be included in the same plan?

Yes. An integrated scope can be assessed that connects equipment, circuits and controls through a coordinated schedule and clearly assigned responsibilities.
